Experience luxury living at The Sands on Seven Mile Beach. Located just north of the Kimpton Resort, The Sands is convenient to grocery stores, gourmet restaurants, five-star resorts, and an array of snorkeling and scuba excursions. 

This oceanfront jewel offers six spacious 4-bedroom residences with dazzling Seven Mile Beach views. A deep list of unique amenities includes a rooftop pool, beach terrace, and fitness center. Beach access via a private gated sundeck will soon include beachfront loungers and umbrellas with a private staircase to the barefoot sandy beach.  

Accessible by elevator from each residence, the exclusive rooftop terrace features a private cabana for each residence—an unprecedented feature in Cayman residential development. The Sands boasts one of the largest rooftop pools on Grand Cayman with mesmerizing touch-the-sky views overlooking Seven Mile Beach.  

The Sands ensures rooftop accessibility for all guests with a wheelchair-accessible elevator plus a wheelchair lift to access the pool deck and cabanas. 

This 4-bedroom penthouse condo is designed for maximum privacy. With only two residences per floor, each condo is a "corner unit" with either north or south-facing views. All condos have floor-to-ceiling sliding glass doors that open to a large, glass-railed balcony. Each residence also includes two complimentary underground parking spaces. 

The chef’s kitchen, with top-of-the-line appliances and quartz countertops, is a culinary dream. A separate wine bar comes equipped with a sink and a beverage fridge. 

Sleeping Arrangements
(Sleeps 8 guests max.)

  • Bedroom 1: primary suite, king bed, partial ocean views, walk-in closet, guest safe, ensuite with dual vanity, soaking bathtub, and shower.
  • Bedroom 2: king bed, partial ocean views, closet, ensuite with shower.
  • Bedroom 3: queen bed, partial ocean views, closet, ensuite with shower bath.
  • Bedroom 4: 2 twin beds, partial ocean views, television, closet, ensuite with shower.

Traveling families may request complimentary Pack 'n Plays, high chairs, and other amenities to enhance their stay.

Light housekeeping is provided on Monday, Wednesday, and Friday to ensure an effortless five-star stay. Premium linens, toiletries, bathrobes, plus bath and beach towels are all provided. Additional housekeeping may be arranged upon arrival for a fee.

The Sands is a non-smoking property and does not allow pets, ensuring a fresh, clean environment for all guests.

Beach Notes

The Sands sits at the northern tip of Seven Mile Beach, approximately one mile north of the Kimpton Resort.

Guests at The Sands benefit from exclusive access to a private Beach Deck equipped with sun loungers and sunbrellas. To access the sandy beach, use the stairs at the end of the road towards the gas station. 

The beach directly in front of The Sands may widen and narrow seasonally.  Seven Mile Beach, just north of The Sands, is more consistent throughout the year. The northern beach does have stair access from Boggy Sand Road.

Truly a beautiful villa! It had more than enough space for our group to sleep and relax comfortably. We really enjoyed the living room area and balcony, especially the cozy couch. Our concierge team, Shamar and Erica, were both extremely gracious and responsive with providing snorkel gear, a cooler, and recommendations. With their help we were able to do group Yoga on the nearby beach. Also the villa is stocked with everything you need to prepare a nice meal. I would recommend staying in this villa if you will have a few days on the island and a rental car.

Absolutely Exceptional Stay at The Sands #6 This 4-bedroom penthouse is nothing short of extraordinary. From the moment we arrived, everything felt seamless and elevated—just like the panoramic views of 7 Mile Beach and Westbay. The rooftop pool and private cabanas are a dream, and the beachfront deck provides an unmatched front-row seat to Grand Cayman’s famous Seven Mile Beach sunsets. The condo itself is beautifully furnished, incredibly spacious, and practically brand new. The private elevator and underground parking added that extra layer of ease and luxury. The concierge service was truly world-class. We loved the exclusivity and convenience—just a short walk to restaurants, the supermarket, and a few great beach bars. It gave us the freedom to flow effortlessly between vibrant island life and peaceful retreat. We’ll absolutely be coming back. Highly recommend this penthouse to anyone who’s serious about luxury beachfront living in Grand Cayman.

We were the first family to stay in 4BR #6 and we enjoyed it immensely.  Our stay couldn't have been easier; with 4 bedroom suites, an oceanfront living/dining/kitchen... much wider floorplan than at central 7 Mile Beach condos we have stayed in for more money.  No one was on the beach and the snorkeling was lovely.   Underground parking was easy to negotiate and we were the only people on the beach deck most days...as well as the roof top pool... which is excellent for sunsets and cocktail hour.  A smaller liquor store is only 100 yards away and the Fosters Supermarket is also a short walk. The big Jacques Scott liquor store is next to Fosters!  Manager was responsive to our inquiries and the toiletries were excellent. We did not need the complimentary snorkel gear or coolers...as we had our own and were a short stay... but nice to know what they had available for pack n plays, high chairs, booster seats, blue tooth speakers, or ice coolers.   Manager said beach chaises and umbrellas were backordered...will be on site by end of August. They had plenty of chaises on the beach deck and roof terrace around the pool... as well as cabanas.   We will be back!

Booking Rules

  • Minimum night stay requirements vary throughout the year.
  • 6-night minimum over Thanksgiving week.

The Sands Policies

  • Check-in is 3:00 p.m. 
  • Check-out is at 10:00 a.m.
  • All units are non-smoking.
  • No pets are allowed on the property. 
  • No parties, weddings, or events are permitted without written approval from the property manager. 
  • We ask all guests to be considerate when enjoying the pool and outdoor areas by keeping the noise to a minimum. 

Deposit Policy

  • A 50% deposit is required at booking to secure your dates.
  • The remaining balance is due as follows:
    • January to Mid April Stays: 60 days before arrival. 
    • Mid April to Mid December Stays: 30 days before arrival.
    • Winter Holiday Stays: 90 days before arrival.

Cancellation Policy

  • Notice of cancellation must be submitted by email to [email protected] 
  • Free cancellation within 48 hours of booking, no processing fee.
  • Cancellations before the final payment due dates below are fully refundable, less a US$200 processing fee:
    • January to Mid April Stays: 60 days before arrival. 
    • Mid April to Mid December Stays: 30 days before arrival.
    • Winter Holiday Stays: 90 days before arrival.
  • If cancellation is made on shorter notice than outlined above, all rent and service fees will be forfeited. Taxes and any equipment rental fees collected will be refunded.
  • No refunds for shortened stays within the cancellation period.

Getting Around

Taxi service is reliable along Seven Mile Beach but can run expensive if you are the exploring type. Plus, there is no Uber or Lyft on the island.

A rental car is recommended if you plan to venture beyond Seven Mile Beach. 

For rental cars, we recommend Budget Cayman, Avis, or Marshalls
