The Sands is a boutique condominium on the north end of Grand Cayman’s world-famous Seven Mile Beach. With just six 4-bedroom, 4.5-bath residences, this exclusive property offers an intimate and luxurious retreat, with the island's only rooftop pool.
Each corner unit features floor-to-ceiling glass doors opening to private ocean terraces, exotic interiors with Bali accents, plus a chef’s kitchen with top-tier appliances and a wine bar. Two underground parking spaces are provided with convenient direct elevator service to every unit.
The rooftop terrace includes a large pool with stunning views, pool cabanas for each unit, and a fitness studio. Wheelchair-friendly features, including a rooftop lift to the pool, ensure accessibility for all guests.
The Sands' private sundeck is the perfect spot to work on your sun-kissed tan with sun loungers and a front-row seat overlooking the ocean.
Calm waters and vibrant marine life make this stretch of beachfront perfect for snorkeling, paddleboarding, or just relaxing. Guests can take long sunset walks on the beach or ascend to the rooftop for stunning sunset views.
Guests enjoy complimentary light housekeeping three times weekly, with premium linens, bathrobes, toiletries, and beach towels included. Family-friendly amenities, such as Pack ‘n Plays and high chairs, are available upon advanced request at no additional charge.

Getting Around
Taxi service is reliable along Seven Mile Beach but can run expensive if you are the exploring type. Plus, there is no Uber or Lyft on the island.
A rental car is recommended if you plan to venture beyond Seven Mile Beach.
For rental cars, we recommend Budget Cayman, Avis, or Marshalls.

Beach Notes
The depth of the beachfront fluctuates with storms and tides, but the north end of Boggy Sand Road always has a sandy beach.
Calm waters and vibrant marine life make this stretch of beachfront perfect for snorkeling, paddleboarding, or just relaxing. Guests can enjoy barefoot sandy walks north for about a mile.
The Sands also provides access to a private sundeck, furnished with loungers, offering a front-row seat overlooking the ocean. The sundeck is reserved exclusively for guests.
Booking Rules
- All rates are in US$.
- 13% Occupancy Tax added to all rates.
- 10% Resort Fee added to all rates.
- A Refundable Damage Deposit of $1,500 is required for all stays.
- Refundable Damage Deposits will be released 7-10 business days after departure pending inspection for damages.
- Guests must be 25 or older to book and agree to occupy the unit during the entire stay.
- Rates, terms, and conditions are subject to change.
Minimum Stay Rules
- 4-night minimum from Jan 4- Mar 7.
- 5-night minimum from Mar 8- Dec 19.
- 6-night minimum over Thanksgiving week.
- 7-night minimum over Christmas & New Year's weeks.
- Christmas & New Year's are split into two rental periods. Please inquire about your travel dates before booking.
- Inquire about last-minute or long-term rental discounts.
The Sands Policies
- Check-in is 3:00 p.m.
- Check-out is at 10:00 a.m.
- All units, balconies, and rooftop areas are strictly non-smoking.
- No pets are allowed on the property.
- No parties, weddings, or events are permitted without written approval from the property manager.
- We ask all guests to be considerate when enjoying the pool and outdoor areas by keeping the noise to a minimum.
Deposit
- A 50% deposit of Rent is required at booking to secure your dates.
- The remaining balance is due as follows:
- Stays Jan. 4 - Apr. 14, 60 days before arrival.
- Stays Apr. 15 - Dec. 15, 30 days before arrival.
- Stays from Dec. 16 - Jan. 3, 90 days before arrival.
Refundable damage deposits will be automatically charged to the credit card on file 30 days before arrival. The refundable deposit will be released to the guest 7-10 business days after departure pending inspection for damages.
Cancellation Policy
- Notice of cancellation must be submitted by email to [email protected]
- Free cancellation within 48 hours of booking, no processing fee.
- Cancellations before the final payment due dates below are fully refundable, less a US$200 processing fee:
- Stays Jan. 4 - Apr. 14: 60 days before arrival.
- Stays Apr. 15 - Dec. 15: 30 days before arrival.
- Stays Dec. 16 - Jan. 3: 90 days before arrival.
- If cancellation is made on shorter notice than outlined above, all rent and service fees will be forfeited. Taxes and any equipment rental fees collected will be refunded.
- No refunds for shortened stays within the cancelation period.
