The vacation experience for our Luxury Platinum Collection villas begins with a group airport greeting by a professional chauffeur and a 28-seat mini-coach (7-day min stay). Our on-island hospitality team can coordinate the delivery of your rental vehicles to the villa in advance. 

Upon entering the double front doors, our guests are struck by the beautiful blues of the Caribbean through the two stories of vaulted glass. Enjoy an airy, Bali-inspired great room that you may never want to leave.

The oversized gourmet kitchen with a massive island, perfect for an in-villa cooking class or just gathering around with friends and family. With a kitchen as stunning as this one, cooking is no longer a chore. A chef's kitchen/butler's pantry is tucked behind the open kitchen. 

Once the chef hat comes off, head to the villa's oceanfront dining room, where three sides of glass provide gorgeous views while you dine at a custom-built mahogany table for 12.

At Koha Kai, the outdoors are just as dazzling as the interiors. Feel as though you’ve been transported to an exclusive Balinese resort as you walk out onto your private pool deck. Find your own peaceful getaway around the pool or under the beach cabana. There is no limit to calming spots at this blissful getaway.

Another fun spot is the newly rebuilt/expanded Rum Point Club, just a short 5-minute drive away. You can find watersports there along with excellent snorkeling spots, a beach bar and grill, plus a fine dining restaurant for gourmet dinners. Lastly, Chef Shetty's Blue Flame restaurant at the Rum Point Resort offers breakfast, lunch, and dinner.

For a gentle, calm beach for kids to enjoy, seek out Starfish Point within easy walking distance from the villa.

Beach Notes

The white sand beach behind Koha Kai is natural barefoot beach sand. Facing southwest, the water behind Koha Kai is typically clear and calm, but the ocean floor here is soft. For barefoot white sand swimming, we recommend Starfish Point or enjoying the perfect white sand beach at the Rum Point Club.

The beach is a fantastic spot to launch kayak and paddleboard adventures, snorkel, see starfish (please don’t pick them up), play beach games or just hang out with family and friends.

Your Koha Kai beach is also a great place to enjoy morning coffee or watch the sunset from the thatched cabana with your toes in the sand and a beverage in your hand!

This quiet area faces south so in winter months when weather patterns might bring winds from the north or east, the beach & pool areas tend to be quite calm.

You can easily walk to Starfish Point (4 minutes), Kaibo Beach Club (5 minutes), and Rum Point (15 minutes).

Nature

Nature is all around you at Koha Kai and is always changing, as nature does.

The beach is a natural beach meaning there will be shells and small coral in the sand. There is also turtle grass in the water. Turtle grass is a natural habitat and nutrition source for starfish and other marine life. Some days, the starfish population turns out in droves to enjoy the space. 

General Beach Notes

All beaches on Grand Cayman are technically public since the Crown owns up to the high watermark. Unlike some other areas on the island, the Koha Kai shoreline remains consistent year-round and public foot traffic varies from minimal to non-existent.

Most areas of the Caribbean have been affected by Sargassum, a seasonal floating seaweed. Grand Cayman is no different. However, the sound that forms the beach and water of Koha Kai has been spared the presence of floating seaweed as of this writing.

I can’t say enough wonderful things about this villa. It was a perfect for a big group with a stunning pool, direct beach access, and every single thing we needed already there. The space itself was absolutely beautiful: bright, spacious, and thoughtfully designed so everyone could relax comfortably. Mornings by the water, afternoons by the pool, and evenings soaking in the views, it honestly felt like our own private paradise. A couple strides away from starfish point, it was so special! If you’re looking for a place that blends luxury, comfort, and amenities, this is it. I can’t imagine staying anywhere else in Cayman. Already wishing I could go back.

Our stay at Koha Kai was phenomenal and the perfect tropical retreat experience! The location was private but still within walking distance of a coffee shop, beach club with a nice restaurant, and Starfish Point! There’s also a bus stop 1 minute walking distance that connects you all around the island, if that’s your vibe. The landscaping and exterior of the house was gorgeous. The ocean view around sunset framed by the palm trees was exactly like a postcard. The interior was equally amazing. All the amenities were great in the house. Plenty of comfortable beds and linens for our party of 9, speakers in every room, office equipped with Mac, washer/dryer, pool floats, cabana, fully stocked espresso machine! We would definitely stay here again and highly recommend!

Koha Kai was the most perfect place for the best vacation ever! It was my first time in the Grand Cayman Islands and couldn’t have asked for a better place to stay. The villa itself is everything you could want and the perfect place for a big group gathering or celebration. It was pristinely kept, spacious, picture perfect with a gorgeous private beach and full of amenities, which made the vacation even more relaxing and special. You truly never need to leave this villa to enjoy the gorgeous island, but being able to come back to such a special place made the trip even better. We never wanted to leave and already want to go back! Would highly recommend!

Absolutely perfect stay in every single detail. The house was equipped with everything you could need for a stay and more!! It was the perfect mix of fun and relaxing for a group trip. The pool and beach were so wonderful and lots of areas to relax in the sun or shade. The kitchen and bar area were amazing for making drinks and food. Every space in the house felt organized and VERY CLEAN! Would definitely stay here again and highly recommend! The WiFi, music speakers, and TVs all worked great. Everything felt very easy and definitely made our trip!!

The villa was so so gorgeous. Picture perfect ocean front view. Stacked with soo many amenities. Enough dishes, utensils, glasses, kitchenware, etc. for the biggest groups/parties. Lots of fridge and freezer space. Also a ton of closet and storage space for longer stays. Had the in-house bar of my dreams and a comfy room for movie nights. The beds were really comfortable, I got the best sleep. The underwater speakers in the pool were my favorite little surprise!

Koha Kai was the perfect girls’ trip spot — the infinity pool overlooking the Caribbean was everything, and we practically lived out there all weekend. The amenities were top-notch: a gorgeous private bar, pool toys, daybeds, and a gourmet kitchen that made staying in just as fun as going out. Beds were spacious and comfortable. Highly recommend for a luxurious and relaxing getaway!

Everything was perfect from the space, beds, vibes and amenities. Staff were attentive and made sure we knew they were available. A perfect place for a group getaway with enough space to have fun as a group or settle down with a good book in the quiet. Slept like a dream every night. Kitchen and grill were well stocked with everything we needed! Espresso machine was a surprise bonus! Extra points for the guest house outdoor shower. Every moment was amazing. Had a girls trip of 9 more than enough space for 9 more! I would recommend this to anyone looking for a space to enjoy a crowd while having areas for recoup and peace. Air conditioning was phenomenal. Really made this birthday trip something to talk about for years to come!

Koha Kai was an absolutely wonderful stay from start to finish. The villa itself is everything you could want — beautifully kept, spacious, and full of little touches that made it feel truly special. We had such a fun time and never wanted to leave. Grand Cayman is gorgeous on its own, but having such a beautiful house to come back to every day made the whole trip even better. Would highly recommend!

To say that our stay at Koha Kai was amazing feels wholly inadequate. It was more than we anticipated — it was an experience that quietly exceeded every expectation. The villa itself is a remarkable work of architecture (and I say that as an architect), and its interiors are nothing short of exquisite (a sentiment I offer as the Interior Design Director of the world’s largest AE firm). Every line, material, and detail felt intentional — thoughtful without excess, luxurious without pretense. We gathered there for a deeply meaningful reason: a farewell family celebration for my mother. In that sacred week, she was surrounded not only by family, but by beauty, serenity, and care. Evenings were spent stargazing by the LED-lit pool, the private beach stretching quietly before us, the sky unfolding in brilliance above. Those moments felt suspended in time — tender, luminous, unforgettable. The welcome package from the team at Grand Cayman Villas and Condos was a gracious touch, and throughout our stay they responded with warmth and attentiveness to every request and minor need. We felt genuinely looked after. By the week’s end, as we reluctantly prepared to leave, our conversations had already turned to returning — perhaps every few years — to gather again in that same place, where life slows and what truly matters comes gently into focus. Thank you for helping us create memories that will live with us always.

Polynesian style at its finest. Kids played in the beach, around the pool and in the water every day. Walks to Starfish Point were daily events. The Kaibo beach bar was fantastic and the brick oven pizzas especially nice. We loved the area, charh, and being away from the crowds on 7 Mile Beach. We drove to 7MB one day and spent a couple hours on the beach, but were happy to get back to Kempa Kai. If you want a no-stress vacation, look no further.

Our miulti-generational family spent a week at Kempa Kai. Angella was our local manager and met us upon arrival and showed us around. The villa had everything we needed and delivered more than expected! The comfy floor plan and bedroom privacy were well thought through by the designers. Bedding was perfect. The place seemed new. We loved the Cayman Kai area. Quiet and away from the crowds. We dined out nightly at Kaibo, Tukka, Italian Kitchen and other local spots. Czech Inn was a favorite local restaurant spot. We charted a boat through Silver Thatch to the stingray sandbar and had amazing guided snorkeling as well. Recommend this and Captain Kevin especially!!! Thank you Grand Cayman Villas for helping us plan a perfect, memorable family vacation. Time is precious and this trip is the nicest we have ever had!

We have rented properties throughout the Caribbean and Hawaii. We have never rented a nicer property. Great location, layout, privacy, convenience to nice restaurants, charters to Stingrays. Kempa Kai checks all the boxes. We highly recommend and will be back again.

We spent a wonderful 5 nights at Kempa Kai with 5 couples. Could not have picked a better spot or island! Kempa Kai was spacious, room to gather and room for private time. The outdoors is as exquisite as inside. We spent afternoons having drinks and chatting around the pool! Thank you for sharing your wonderful property. Everything from the staff, the house, the amenities, and property all were better than I could have expected. Our group barely left the house because it was so well equipped with everything you could ever need! Thank you again Kempa Kai for and incredible experience! Can?t wait to visit again.

  • 6 nights minimum and full occupancy are required over Thanksgiving week. 
  • 7 nights minimum and full occupancy required over Christmas and New Year's week.
  • Christmas & New Year's dates are split into two rental periods. Please inquire about your travel dates prior to booking.
  • Shorter stays may be available but subject to a higher cleaning fee. Please inquire before booking.
  • Must be 25 years or older to book and must occupy the villa during the entire rental period.
  • Events with invited guests considered up to max 50; additional fees and refundable damage deposits apply, as well as minimum stay period.
  • No smoking indoors.

Villa Cleaning & Sanitation

All villas are cleaned and sanitized prior to each guest's arrival. We also ask our owners to provide a starter supply of extra cleaning products.

Additional housekeeping services can be purchased after booking in 3-hour time blocks. Scheduling may be coordinated with your property manager upon arrival.
